Fall has arrived, and the Burlington market is continuing its gradual reset. More homes came on the market in September than in August, sales stayed slower than last year, and prices eased slightly. Here's what the latest numbers from the Cornerstone Association of REALTORS® show, and what they mean for you.
Burlington at a glance
Burlington's benchmark price had a larger month-over-month dip than the other major areas Cornerstone reports on. Most of those areas moved by about 1% or less. Year over year, though, Burlington's 4.1% decline is at the milder end of the 3.4% to 6.4% range seen across the region.
The bigger picture across Cornerstone's market areas
Sales: 1,171 homes sold, down 8.2% from August and 17.8% from September 2025.
New listings: 3,350, up 33.5% from August, though still 18.8% below last year.
Inventory: Up 4.8% month over month and down 10.8% year over year.
Months of supply: 4.6 months, unchanged from a year ago.
Average days on market: 40, compared with 42 in August and 37 last September.
Cornerstone CEO Bill Duce described it as "a market that is adjusting rather than moving uniformly in one direction," and noted that conditions vary from one community to the next.
What this means for buyers
September's jump in new listings gives you more to choose from than you had over the summer. Homes are also taking a little longer to sell than they did a year ago. That usually means more time to make a decision and more room to negotiate on price, conditions and closing dates, especially for homes that have been on the market for a few weeks.
What this means for sellers
With more competition coming onto the market, pricing and presentation matter more than ever. Buyers are comparing carefully, and well-priced homes that show well are still selling. Homes priced on last year's numbers are the ones that sit. A pricing strategy based on current Burlington data, not regional averages, makes a real difference.
